Since 2020, when individuals became massively interested in daily rental apartments due to the pandemic, this market has only grown. Market agents say that during the last year the crowd has been even greater due to the influx of tourists, who often choose to stay in apartments they find through online platforms such as "Air BnB" and "Booking".

"The most favorite area is the New Pazar, where prices go up to 70 euros/night, Paris Municipality is also very favorite, Blloku and Myslym Shyri also remain favorite areas. These are all related to the security they offer as an area and the flexibility and access they have in the center. So, what are the areas near the center, they are always under development, generally the prices range from 55 euros, 60 euros, 70 euros", says real estate agent Dorjan Sanxhaku.

Agents claim that as the tourist peak approaches, prices increase.

"Even in coastal areas, prices are 60-70 euros on average. In Saranda, it costs 150 euros a night and in the peak of July and August it costs 200 euros a night. This is due to the great demand and the development of tourism. There are fewer houses than are required, this increases the price, plus it is invested. Tirana, Durres, Vlora and Saranda are areas that have a lot of development of this industry. Not even Korça and Gjirokastra are left behind. So, areas that have developed tourism also have a developed daily rental market", says Sanxhaku.

Due to the development of this industry, the long-term rental market is declining.

"We noticed it especially in Tirana, where many of the owners who used to rent apartments on a monthly basis have returned to air bnb due to the very high demand, but also the return on investment", says Sanxhaku.

Parallel to the boom of this market, the challenge for the authorities remains its regulation and tax collection. According to the data of the Ministry of Tourism, there are 3 thousand unregistered and non-standardized apartments on the "Air BnB" platform alone.
